The real estate market does not move in one direction nationwide. It never has. What is happening in Austin is not what is happening in Cleveland. What is true for a three-bedroom in the suburbs of Dallas has almost nothing to do with a two-bedroom in San Francisco. Before you do anything else, narrow your focus to the specific market you are shopping in and stop reading national headlines as if they apply to you personally.

Home prices at the national level have remained well above their pre-pandemic levels even as sales volume collapsed. The reason is supply. The locked-in effect has kept available inventory at historically low levels in most markets, which means the correction that many analysts were expecting simply did not materialize the way the data suggested it should.

Affordability, by the standard measure of what share of median household income goes toward the monthly payment on a median-priced home, is near its worst level since the early 1980s. That is a real problem, and it is not going away quickly. But affordability being stretched does not mean prices are about to fall sharply. What it means, practically, is that the pool of qualified buyers is smaller than it was three years ago.

Shop multiple loan officers to compare rates and fees. A quarter-point difference in your interest rate adds up to around twenty thousand dollars over a thirty-year loan on a four hundred thousand dollar mortgage. Lender fees vary too. Request itemized fee schedules so you can compare apples to apples.

If the report surfaces findings that change the financial picture of the deal, you have real choices, and walking away is a legitimate one of them. You can request a credit against the purchase price to handle repairs yourself. The one thing to avoid is accepting everything uncritically because you are afraid of losing the deal.

A seller with a specific need will sometimes take less money from a buyer who gives them what they actually want. A longer closing window, a shorter inspection period, a larger earnest money deposit, or willingness to do a rent-back period can all tip a deal in your favor without you spending an extra dollar on the purchase price.

The timing question, whether to buy now or wait for rates to come down, is the one that trips up more buyers than any other single factor. Waiting for the perfect moment is how people end up renting for another five years when they did not mean to. The more useful question is not whether now is the right time in the abstract; it is whether you are buying because the numbers make sense for you, not because you feel social pressure to own.

Buyers who take the time to prepare before they start looking tend to find that there are still good properties available at realistic prices. A quick look at up-to-date property listings will tell you more about your local market than most of what you read in national coverage.
